Hillock Land Company’s stellar reputation, coupled with its ability to work efficiently throughout the closing process, ultimately awarded it the site. Leveraging its strong relationships with its project consultants and financial partners, Hillock Land Company was able to quickly complete its due diligence and close within the short escrow period.

Establishing Project Feasibility

Oakwood’s location within greater Hancock Park had been a high barrier to entry submarket, largely due to costly land prices and lower allowable densities. Hillock Land Company was able to enhance the feasibility of the project by being one of the first adopters of Transit Oriented Communities (TOC) program. Through TOC guidelines, Hillock Land Company increased the project’s density without requesting any other discretionary approvals, shortening the predevelopment timeline and increasing the viability of the project.
